Tenants Guide To Renting
At Staples and King our aim is to provide a professional service to our tenants endeavouring to find the ideal property to match their needs. Once a property has been found our team will guide tenants through the process and make the move as smooth as possible. Below are a few key words that are used during the rental process.
- REFERENCE - We will apply for a reference on each tenant via a company called Homelet. This will include a credit search, employment and present landlord/agents reference.
- GUARANTOR - Can be used if income is not enough to cover rent values.
- RENT - Payable monthly in advance and the first month needs to be in cleared funds.
- DEPOSIT - A deposit equivalent to 5 weeks rent will be required and will be held in accordance with the current legislation.
- TENANCY AGREEMENT - Legal document between landlord and tenant with a minimum term of 6 months.
- INVENTORY - If requested, a professional independent inspection of a property including it's condition. Fees applicable.
- PERIODIC PROPERTY INSPECTION - If the property is managed by Staples and King then we will inspect the property 3/4 times a year by prior arrangement.
- SERVICES - All services eg gas , council tax, electric, water are transferred into the tenants name during the rental period unless otherwise stated.
- CONTENTS INSURANCE - Tenants should consider insuring their own possessions, as this is not the Landlord’s responsibility.
